Tenancy Information

If you are interested in viewing any one of our rental properties you can contact our office to arrange a suitable inspection time if you are unable to make the advertised Open For Inspection.

Once you have found the right property, you are required to complete and sign our Application Form which can either be faxed to us, emailed or dropped off to our office along with your 100 points ID.

Applications generally take 2-3 business days to process and in some cases can be completed within 24 hours provided that we have received all the required information. Please Note:- The landlord always has the final decision.

If your application is successful, we will arrange a time for you to come into our office to sign the leases and pay the first months rent and bond.

At this time you will be required to bring with you two separate cheques, they must be a money order or a bank cheque (we do not accept personal cheques).

One is to be written out to: Caroline Springs Real Estate Pty Ltd Trust Account. (For the first months rent) and the other one is for the: RTBA (Residential Tenancies Bond Authority). This is the security deposit that is sent to the RTBA to hold onto during the tenancy and will be returned to you upon vacating provided that you return the property to us in the same condition that you received it.

Your Property Manager will advise you of the amount required for each cheque prior to you coming in to sign the lease and at will also provide a tenant information pack which includes two copies of the condition report (to be returned within 3 business days) our bank account details for all future rent payments, keys to the property and other useful information that may assist you during your tenancy.

If you have a maintenance issue at the property during your tenancy, you are to contact our office immediately and advise us of the situation. Non urgent maintenance requests will be dealt with within 14 days and all urgent maintenance issues within 24 hours.
